LONGVIEW FARMS INFORMATION
Check in after 3 p.m. - Check out 11 a.m. on date of departure.
POLICIES: Please read through our policies before booking your stay at Longview farms. Please understand, policies are a necessary part of managing a small bed and breakfast.
Check-in/Check-Out Policies: Arrivals are between 3 and 6 p.m. If you anticipate a late arrival, please let us know in advance. Check-out and room vacancy is by 11 a.m.
Meals: A full breakfast is included in the rate. Upon making your reservation, please notify innkeeper about any allergy concerns. We will be happy to prepare additional meals at an additional charge with at least a 48-hour notice.
Rooms/Bedding: We will tidy your room daily providing fresh towels, etc. Bedding is changed after 3 nights stay; if you would like it sooner than that, please let us know.
Extra Guests: Each room has a maximum occupancy limit of two, with the exception of the Room With a View that can accommodate one additional guest with a blow up mattress. An extra fee of $25 per night/per guest will be charged. This limit is strictly enforced. If guests misrepresent themselves, they will be required to vacate the premises immediately without a refund. Unregistered guests are not permitted entry into guest rooms or use of the amenities. Guest rooms are intended for the use of guests only and are not to be used as gathering places.
Cancellations affect small Bed and Breakfast establishments significantly and affect other guests as well who would have enjoyed the opportunity/experience at Longview Farms. When we reserve a room for you, it is no longer available to anyone else. Therefore, we must adhere to the following Cancellation policies:
Cancellations must be made by speaking with the innkeeper in person via phone and must be made 14 days prior to arrival date; 30 days are required for special events, holidays, (this includes holidays such as Valentine’s Day, Pella Dutch Days, Covered Bridge Festivals, Indianola Balloon Festival, and long weekend holidays, etc.) or multiple night stays. For cancellations less than 14 days prior, payment in full is expected unless the room is re-rented, less a $25 handling fee. Please note that rescheduling your stay constitutes a cancellation.
Guests are responsible for payment of all nights reserved regardless of actual arrival or departure date. You will not be held responsible for any night where we are able to rebook your room; however, a $25 handling fee will be applied.
Cancellation upon day of arrival, ‘no shows,’ or early departures, guests are responsible for ALL nights reserved.
Because of our rural location, open flames (candles/incense) of any kind are strictly prohibited; however, please enjoy our flameless candles. Should you need an ironing board, please ask as damage can occur when not using an appropriate board.
Due to our luxurious linens and fine furnishings, flower petals of any kind are prohibited in the rooms. Unfortunately, petals stain fine linens, carpet and upholstery. Guests will be charged full price for any damage, required cleaning or replacement if necessary should this policy be disregarded.
Smoking: This B&B is a non-smoking establishment; guests who have disregarded this policy will be charged a minimum fee of $250 for professional cleaning and sterilization. If any irreparable damage is discovered, guests will also be charged for all costs incurred to restore the room to its original condition.
Children: For safety reasons and for the comfort of our guests, only children age 16 or older can be accommodated. Sorry, we are not able to accommodate nursing infants.
Pets: Regrettably, no pets allowed.
Damage: We understand accidents may happen; however, if one occurs, please let us know at once as it is much easier and often less expensive to deal with when spills, etc. are fresh and before stains set in. Damage that has been concealed or found after departure will be charged at cost of repair or replacement, plus any loss of income from room rental if applicable.
Left Items: Please check your room before departing to make sure you have all your belongings. We are not responsible for left items. If you forget something, please notify us; if we are able to locate the item, we will have it sent to you for the cost of shipping.
